The tops of chimneys are exposed to the elements more than any other part of the house. As a result, the bricks and mortar are susceptible to deterioration. Water penetrates the top of the chimney - then freezes in the winter. This freezing water expands and contracts leading to cracked bricks and mortar. The faces of the bricks pop off (spalling). As cracks get bigger, deterioration accelerates. Eventually the entire top of the chimney will need to be rebuilt.
